The home buying process
- SELECT A REALTOR®/ESTABLISH A RELATIONSHIP.
We are full time, professional REALTORS® with extensive market knowledge. We will work together to find the right home for you.
- INITIAL CONSULTATION WITH YOUR REALTOR® TO EVALUATE YOUR NEEDS AND RESOURCES.
We will meet to discuss your needs and analyze your resources. Once we establish your needs, we will provide guidance to financial institutions where you can obtain information in order to get the best financing available.
- FINDING THE RIGHT HOME FOR YOU.
We will show you homes based upon the criteria that we have established together. The more precise and direct you are with us, the more successful our search will be.
- DETERMINE THE SELLER’S MOTIVATION.
Once we have found the home that you wish to purchase, we will do the necessary research to help structure a successful offer.
- WRITE THE AGREEMENT OF PURCHASE AND SALE.
We will draft the “Purchase Agreement” for you, advising you on what conditions are required, customary practices, and local regulations. At this time you will need to provide a deposit. The deposit check is cashed within 24 hours of your offer being accepted by the Seller.
- PRESENTING THE OFFER.
We will present your offer to the seller and/or the seller’s REALTOR®. The sellers have three options; they can accept your offer, counter your offer, or reject your offer. Our knowledge of your needs and qualifications will enable us to represent you in the best way possible.
- SELLER RESPONDS.
We will review the seller’s response with you. Our negotiating skills and knowledge will benefit you in reaching a final agreement.
- CONDITIONAL PHASE.
When the agreement of purchase and sale is accepted and signed by all parties, the conditional phase begins. We will have a pre-determined amount of time to fulfill items including home inspection, final approval on financing, getting a quote for home insurance etc.
- REMOVING CONDITIONS
Congratulations! You now have a firm and binding agreement for a home. We will supply you with a copy of all your paperwork and make sure all the relevant documents have been sent to the lenders, lawyers, and if required, the relocation company.
In advance of closing, the Lenders and the Lawyer will be in touch to let you know what you, and they, will need to take ownership. We are always close by if you need us or have questions.
